A major new hotel is preparing to open in Middelburg, Mpumalanga, adding 150 rooms, wellness facilities and a 1,000-seat convention center along one of South Africa’s important travel corridors.
The Destiny Exclusive Hotel & Convention Centre officially opens September 4, 2026, following a R350-million development led by Akani Properties, a 100% Black-owned and managed South African property development and investment company.
Located near Middelburg Mall and the N4 corridor connecting Gauteng with Mpumalanga, the new hotel is positioned to serve both business travelers and visitors traveling east toward Kruger National Park and South Africa’s Lowveld.
But behind the opening is a larger story about Black participation in South Africa’s hospitality-development industry.

Destiny Exclusive Hotel & Convention Centre has been years in the making.
Akani Properties originally won the bid to develop the R350-million hotel and conference facility during the pandemic, when much of the global hospitality industry was facing extraordinary uncertainty.
The original plans called for a high-end, 150-room hotel accompanied by a major conference center, spa, gym, restaurant and bar.
Those plans have now become reality.
The completed property offers 150 rooms ranging from standard accommodations to executive and presidential suites, along with a 1,000-seat convention center and multiple breakaway rooms.
Guests will also have access to a spa and wellness center, gym, restaurant and fully licensed bar.
The development sits beside the Middelburg Mall precinct, giving travelers access to more than 140 shops, restaurants, banking services and other amenities.

The Black-Owned Developer Behind the Project | Check Availability

Akani Properties is a 100% Black-owned and managed South African property development, investment and management company.

Destiny Exclusive Hotel in Middelburg isn’t Akani Properties’ first major move into South African hospitality.
In 2020, Akani conceptualized and developed the 248-room Radisson Hotel & Convention Centre Johannesburg, O.R. Tambo, a major hotel and convention development near Africa’s busiest airport.
Approximately R545 million was invested in the hotel portion of the larger R950-million development, with Akani Properties holding a 20% ownership interest and the Municipal Employees Pension Fund (MEPF) holding 80% when the property opened. Radisson Hotel Group operated the hotel under its international brand.
Six years later, that story has entered a new chapter.
The former Radisson O.R. Tambo property is now being presented as the Destiny Exclusive Hotel & Convention Centre, the flagship of the emerging Destiny hospitality portfolio. Destiny describes the reimagined property as retaining its 248 rooms and suites, convention center, spa, heated indoor pool, dining outlets and executive lounge.
The new 150-room Destiny Exclusive Hotel & Convention Centre in Middelburg extends that hospitality footprint eastward into Mpumalanga.
The connection is particularly significant because the two developments share more than a hotel name. Akani developed both projects, while the Municipal Employees Pension Fund has invested in both hospitality assets. Akani says MEPF’s hospitality exposure is now anchored by investments at O.R. Tambo, Bredell and Middelburg.
